You Can and Will Save Money for Your Next St. Louis County or St. Charles County Home Improvement Project by Having a Design in Place First!
Some of you may find this counter intuitive. Especially those of you that historically have thought of an improvement to your home and ‘kicked the tires’ by calling three, five, seven or more contractors in for pricing. You do this with little to no idea of what you exactly want, the size of the project or the materials you want. What in turn happens is that these numerous contractors provide you a cost on very loose interpretation of you wants list. You review the stack of cost proposals, (that is if all the people you called actually write or type anything up) and then determine that by averaging all the information it meets or exceeds your budget.
Let’s say it meets your budget and let’s say for the sake of this article you were looking at a kitchen improvement. Not a full remodel but you wanted to change the cabinet hardware, install under cabinet lighting, replace the counter tops, sink, faucet, backsplash and freshen the paint on the walls.
Let’s consider that through your endeavors you decide that Triple L and Son Contracting is whom you want to do the work and the kitchen improvement is for an amazing cost of $4,567. Also, to your amazement you are told the kitchen improvement will be completed in a single day.
You excitedly wake up the morning of your kitchen improvement, get ready for work and let Triple L and Son in at the agreed upon time of 7:45. Leaving you with 15 minutes before having to start your commute to work.
Triple L and Son bring a few tools in with them and get started doing things to your kitchen you believe you have seen people do on the DIY or HGTV Channel and think to yourself how excited you will be at the end of the day.
Happy with what you have seen you say goodbye and leave for work.
Fast Forward Ten and a Half Hours…
You excitedly pull into the driveway while hitting the button to raise the garage door. You stop suddenly as you are unable to pull into your typical spot in the garage because it is full of your old counter tops, sink and faucet. Plus there is paint cans with lids off that was used earlier in the day leaking onto the concrete of your garage floor!
You hurriedly place the vehicle in park and step over the debris (careful to not get fresh paint on the bottom of your shoe) to enter the back door into the kitchen. You turn on the light…
Your heart sinks…
You begin to walk the kitchen looking over the the ‘improvements’. You realize that your new counters are the same material as what originally came with the house only in a different color. The only way the sink is an improvement is because it is newer and you saw the old one in the garage. The short stemmed and cheap faucet winks at you from it’s new location. The back splash is the peel and stick crap one can buy from a box store. The cover plates for your switches and outlets are laying on the new counter. Your electrical boxes are in the same original depth and need much longer screws to attach the cover plates. Not even considering the large gap between the fixture and cover plate there will be. The under cabinet lighting is a few stick on, battery operated pucks that emit little to no light. You look around at the walls at the paint, a color you don’t like BTW, and notice that although it was painted once – it was not enough to cover completely. You look closer and you see that paint is all along the sidesof the window and door casings, cabinet sides, top of the baseboards and ceiling.
Before reaching for your cell phone you remember the agreement you had excitedly signed. You obtain and review it and your heart sinks even more. You realize that in your excitement for an improved kitchen at a ‘too good to be true price’ you overlooked the details in the agreement.
The details in the agreement are words broadly brush stroked. Words like ‘remove and replace counters with new’, ‘provide battery powered under cabinet lighting’ – you look further down and read – ‘old materials haul away and cleanup are responsibility of the homeowner’. How are you going to haul away anything in your Lexus?!
You sit heavily into a kitchen table chair and let out a long sigh…
While the experience is based on a true story – small details such as the name of the contractor and the homeowner have been changed and are a pure work of fiction.
The moral of the story is that without a client approved design in place you are unable to obtain accurate pricing for your home improvement project.
Listen, we have some nice homes and neighborhoods in the St. Louis area. St. Louis County and St. Charles County is home to a lot of people and a lot of families. Most likely you paid fair to good money when you took out a mortgage and purchased your home. Why would someone would want to pretend they are at casino night and roll the dice with one of their major investments? Along with the sink, faucet, backsplash and under cabinet lighting.
