Okay, well, what about overlaying our old patio? Is that an option?
It could be an option depending on it’s condition. There are many factors that lead to a long lasting concrete overlay. Something I would have to see and maybe also bring in another set of eyes for their opinion. It’s an option that can be looked into sure. If there are large cracks or heavy deterioration of the integrity of the concrete then no. You would be better using your money towards a new concrete patio.
Breaking up my old patio and installing a new concrete patio sure seems like a lot of work. How big of a mess are you going to make?
Very little to be honest. Benhardt Construction takes great pride in the fact that our job sites are kept highly clean and organized. We utilize yard protection where we can and take every step possible to minimize damage to other areas of your yard and existing landscaping. We also protect the house and windows. We do a thorough cleanup at the end of each day.
How long will my new concrete patio take to construct?
Again, every concrete patio is different and time of construction varies upon many factors. Size, finish, access, weather all play a role in the construction of your concrete patio. The one thing I can promise as FACT is that you will ALWAYS be aware of the status of your concrete patio through a high level of communication from Benhardt Construction at all times.
How long before I can use my new concrete patio?
I recommend seven days from the time we pour to you starting to use your new concrete patio. That gives the concrete sufficient time to cure plus ample time for the concrete sealer to bond with the concrete patio surface. I know it’s pretty, shiny and new and you are excited to use it. Trust me that a few days of pent up patience early on will only help your concrete patio in the long term.
You mention sealing concrete a lot. Is it really necessary?
Can I seal my own concrete patio?
That is an option. I have written about it here – HOW TO SEAL YOUR CONCRETE.
Is sealing included with my new concrete patio?
All of Benhardt Construction’s New Exposed Aggregate Concrete Patios and Stamped Concrete Patios include us providing and applying the sealer. All other concrete patios have sealing listed as an option.
Why is it an option with regular concrete patio but not the other types?
Simple. A regular concrete patio is a little more forgiving with sealer than the decorative concrete patio is. If someone applies the sealer a little heavy it won’t be as noticeable as it is with a decorative concrete patio. Plus it allows the homeowner to put a little sweat equity into their concrete patio project if their budget is tight.
What will my new concrete patio cost?
As I wrote about here – 5 Questions for a Great Concrete Project – it depends on so many factors that one price does not fit all concrete patios. With that being said – all my cost proposals are completely free and carry zero obligation.
What is the difference between an estimate and a cost proposal?
Potentially several hundred if not thousands of dollars.

Why do other concrete companies provide estimates?
That I do not know the answer to. I do know the answer to why I chose to provide cost proposals is because I want costs up front and completely clear and understood BEFORE the concrete patio is started. Coming to a homeowner after the project is started or completed and saying, “Oh but wait…there’s more money owed” is simply a bad business practice in my eyes. I don’t like it and I don’t want Benhardt Construction’s clients to experience that because instead of being a client they become a customer.
Wait…what? Client instead of customer? What’s the difference?
A customer is someone whom is business is conducted with once. A client is someone who does business with Benhardt Construction for life. I am in the business of building a client list not a customer base.
Why is that?
It is my belief everybody deserves the best for the dollar when they make a purchase. When someone is in the market to purchase a new concrete patio it is of my opinion that they deserve the very best regardless of their budget.
Ok, so you came out and met with me about my new concrete patio. Having met you and obtained your cost proposal, I want to contract with Benhardt Construction. What’s the next step?
Simple. Just sign the agreement and return it with the 10% deposit and your concrete patio will be placed into the schedule accordingly.
Why do you require a 10% deposit?
Benhardt Construction requires a 10% deposit in order to keep our schedule under control and manageable. By requesting a deposit to be scheduled the concrete patio client is accommodating to the words, “You’re on deck”. Too many times in the past I have shuffled schedules for homeowner ‘not ready’ yet and it has destroyed the schedule. Concrete is a hard enough beast to wrangle let allow having the weather as an additional dance partner. I learned over time that this is the best way.
How will I know when it’s my turn in line to get my concrete patio?
We never show up without 1-2 weeks notice. Benhardt Construction is in constant contact with our clients updating them along the way. When we provide updates I also include the date of the next update and we follow through when we say we will. The closer your turn gets the shorter time between updates.
You mentioned somewhere I thought that it is first come first serve, right?
Why is it first come first serve?
It’s the only fair way. As I mentioned to you earlier – everybody is deserving of a respect along with a great new concrete patio. A client on the schedule with a $1200 project gets the same treatment a client with a $38,000 project gets. First come first served is the fairest way I see of doing it.
1-2 Weeks Lead Time?
Or more. That is why I stress to every new client that it is critical that they make their decision as soon as possible.
